Persons staying on the premises are obliged to comply with these Regulations, safety and fire protection rules, principles of good neighborliness, and behavior that does not endanger the safety of others.
Violation of any provision of these Regulations may constitute grounds for refusal to conclude or immediate termination of the rental agreement without a refund for the stay.
Making a reservation is equivalent to accepting these Regulations.
A local tax (for the Krokowa Municipality) is added to the rental price at the rate determined by the Municipality, currently 2.50 PLN per person/day.
On the day of arrival, a security deposit of five hundred zlotys (500 PLN) is collected. It is returned within 48 hours of check-out after the property has been inspected.
If damage is found to the cottage or surrounding area, or if the cottage needs to be restored to its original state, the deposit will be applied toward the costs incurred by the Owner. Retaining the deposit does not exclude the Owner's right to seek compensation exceeding the deposit amount.
Changing the reservation date is only possible upon agreement with the Owner and is subject to availability.
The Owner reserves the right to change or reject a reservation in justified cases (e.g., booking system errors, overbooking, or incorrect price calculation). If the Owner cancels the reservation, the downpayment will be refunded immediately.
The hotel day starts at 4:00 PM on the day of arrival and ends at 11:00 AM on the day of departure. Quiet hours are observed from 10:00 PM to 7:00 AM. Non-guests must leave the premises before quiet hours begin.
Guests may not sublet or lend the cottage to third parties.
The rental price does not include insurance, travel, meals, or organized leisure activities.
The Owner is not liable for damages caused by Guests to third parties, nor for the theft of luggage or personal belongings. Guests bear financial responsibility for any damage caused by themselves or their visitors.
One set of keys is provided (cottage, sauna, playground gate). A fee of 100 PLN applies for lost keys. Each cottage is designed for a maximum of 6 people. Exceeding this limit allows the Owner to terminate the agreement without a refund.
Smoking and drying mushrooms inside the cottages is strictly prohibited. Violation results in the forfeiture of the deposit for odor neutralization.
Any defects or malfunctions must be reported to the Owner immediately.
Minors under 18 must remain under the constant supervision of their legal guardians.
Guests must comply with health, safety, and fire regulations. Specifically, it is prohibited to:
Use electrical or gas appliances not provided by the cottage (e.g., heaters, burners), except for standard chargers and computer power supplies.
Bring flammable, explosive, or foul-smelling materials into the cottage.
Light bonfires or grills outside designated areas.
Use sports or pneumatic weapons (e.g., air rifles).
Use loud audio equipment during quiet hours.
Each cottage is equipped with a powder fire extinguisher and a carbon monoxide detector.
The heating fireplace must be used according to the provided procedure. Do not place objects on the hot stove. Use only wood and kindling provided by the Owner. The Owner is not liable for health issues resulting from improper use.
Guests may not perform repairs or make changes to the cottage without written consent from the Owner.
Guests must immediately inform the Owner of any necessary repairs.
Guests are required to maintain order and return the cottage in its original condition (including washing kitchen equipment and cleaning the terrace/surrounding area). Failure to do so may result in the deposit being retained for cleaning. Please segregate waste.
Guests may use the parking area near the property. The area is unsecured; the Owner is not liable for vehicle damage or theft. Car washing is prohibited.
If a Guest significantly disturbs the peace or violates social norms, the Owner reserves the right to terminate the stay immediately without a refund.
If quiet hours (10:00 PM – 7:00 AM) are violated and the Owner is forced to call the police, the Owner has the right to terminate the contract immediately.
The Owner is not liable for temporary utility outages (water, electricity, TV, Internet) caused by external providers.
Organizing parties of any kind is strictly forbidden. Violation results in immediate termination of the stay without a refund.
Guests using bicycles provided by the Owner must secure them and return them in the same condition as received.
Playground: Do not leave children unattended. The Owner is not liable for accidents occurring on the premises.
Complaints
Grounds: Complaints may concern physical defects, equipment issues, or other inconsistencies with the rental agreement.
Period: Complaints can be submitted during the stay or up to 14 days after its conclusion.
Procedure: Submit in writing or via email to domkiseaandsun@gmail.com. Include contact details, description of the issue, and proof of booking.
Resolution: Processed within 14 days. If accepted, the Owner will offer repairs, a discount, or a partial refund.
Right of Withdrawal
Right to Withdraw: Customers may withdraw without reason within 14 days of booking, provided the reservation is more than 14 days away. If cancellation occurs 14 days or less before arrival, the downpayment is not refunded.
